After years of professional roofing experience we at RoofCore have seen a lot in the roofing business so in this article we would like to share a few things for you to look for as a business owner, property owner, or a real estate agent.
To start we would like to start by pointing out a few disclaimers. First, what we are going to share with you as far as pictures are things to look for as signs, but do not by any means say that a property has current damage. With that said every person should have an inspection prior to performing or contracting for a repair. Second, the majority of what we will share show external rooftop damage on commercial roofing. If you have a single family dwelling, shingled multi-family structure, or a angular roofed design, most of our tips will not directly help you and consulting a home inspector may be your best bet. Third, these are only helpful times and are not to be taken as support or as a pass on having an inspection performed.
Now that we have the hard stuff out of the way, let's get to the examples.
The in-roof drain was filled with pigeon feces, causing a backup which leaked through into the store below.
The scupper was overgrown with grass, causing water to back track into the wall and ruin the interior of the building.
The interior damage caused by the backup and poor draining caused the tiles to become discolored and darkened. Discolored, darkened, or crumbling tiles or sheet rock are key physical indicators of a roofing leak and water damage caused by it.
Plumbing vent is lifting and separating which may allow moisture to enter the building.
Vent leak jack has deteriorated and gaped creating opportunity for moisture intrusion.
Moisture intrusion can manifest itself in many forms but the most noticeable form is discoloration of walls, sheet rock, and ceiling tiles. Discoloration is easiest when seen as mold and specks in corners and along the roof in the interior.
The in-roof drain was plugged by a water bottle causing the entire roof to fill with water. With this happening, the weight of the water could have caused the roof to collapse.

This HVAC duct work has multiple repair attempts. The roof leak was at the connection, and coming in at the base where the flashing was lifted.
The roof leak was a simple separation at the duct work seam. This separation allowed moisture to enter and get into the store below.
The base flashing of this HVAC unit is lifting and allowing moisture to enter underneath the unit.
A roofer attempted to repair this unit by installing rolled roofing which was lifting and not sealed at the edges allowing moisture to enter.
